Responding to client feedback, we are working with our French partners to bring even more flexibility to those who purchase a home in our holiday villages. From next year our clients will have secure log-in access to a website which will enable them to 'swap holidays' with other owners in different locations. So, how does it work?
• Firstly choose your location. Contact contact@affordablehomesinthesun.com a brochure of our campsites throughout France or take a look at the campsites on our website, www.affordablehomesinthesun.com . We will be happy to discuss an inspection trip to the holiday village of your choice.
• Next, choose your model best suited to you and your family. We are pleased to be able to offer the very highest quality of new and resale mobile homes. All of our homes are modern, bright, tastefully furnished and fully equipped. We know that outdoor living is the very best way to enjoy French life - all of our models offer a private decking area and garden area. Our homes sleep from 4 - 8 people, and a range of models are available. You can choose to purchase a resale mobile home; most resale mobiles are approx 2 years old and very modern. The new mobile homes available are the last word in luxury! In both cases you select your mobile home and it is placed on the site of your choice.
• The cost of a new mobile home will range from €36,000 and €48,000.
• The cost of a recent, resale mobile home will range from €16,000 to €32,900.
• The purchase process is very straightforward. Firstly you sign a preliminary purchase agreement, then a final purchase agreement. There are no notaire fees, no purchase taxes, no ownership taxes.....in fact it could hardly be easier!
Once I own my home, what happens then? Our campsites are run by Village Center, one of the largest holiday companies in France. They are at the forefront of the French holiday market, superbly run with outstanding facilities - you will find however that renting your plot will favourably compare to competitors.
Plot rental is normally paid annually and the cost ranges from eur1900 to €6000 per annum. This cost includes the rental of your plot, use of all facilities on the site plus your electricity, water and heating. There are other benefits also for you and your guests to avail of.
You can choose to keep your home entirely for the use of yourself, friends and family or you may wish to achieve some rental income - Here is a brief outline of the rental possibilities: •
• "OPTIMUM": the owner allows Village Center to rent their property on their behalf during the peak season for 4 to 8 weeks = the annual rent for the plot is halved or you pay nothing at all
• "LIBERTY": the owner enjoys his MH when he wants.
As an owner you cannot rent your home during the 8 week high season ( Normally from the 2nd July to 20th August). However you can allow Village Center to rent it out for you which will result in reduced annual fees.
Outside this period you are free to rent at any time and pay 50e to Village Centre per rental in order they do a check on your property and full inventory when your guests leave.
